In keeping with its tradition of creating opportunity, Victoria has developed a 320 acre industrial park. Spaces in the Lone Tree Business Center can be configured to your specifications and is located within a state designated Enterprise Zone. The site is essentially flat terrain, having historically been used for cultivation and grazing purposes and is clear of any wooded vegetation. Minimal site preparation will be required. Newly constructed water, sanitary sewer and storm water drainage are on site. The adjacent roadway has been upgraded to a truck-quality four-lane divided boulevard. Electricity and natural gas are on site and rail service is available. A complete Phase I environmental study has been completed with no limiting factors noted. Exposure for advertising purposes is available in two locations, US 59 Business and US Highway 59, the future I-69.

This site is located between US Highway 59 Business on the northwest and US Highway 59 (designed by the US Congress as the future I-69) to the southeast. Loop 463 forms the border to the northeast allowing for controlled access exchange onto US Highway 59, a four-lane, interstate quality divided highway. The site is located approximately 63 miles from I-10.
